1. A 30-day written notice is required for rent increases of 10% or less
2. A 90-day written notice is required for rent increases of more than 10%
3. Notices must be served in writing, with 5 extra days if sent by mail.
4. Rent increases must use the legal base rent and are limited to one every 12 months.
5. All residential rental units in San Francisco must be registered with the Rent Board, and landlords must hold a valid Rent Increase License (SF Rent Board Rules & Regs §13.14) before issuing any rent increases.

Under California Civil Code § 827, rent increases of more than 10% in any 12-month period require at least 90 days’ written notice; increases of 10% or less require at least 30 days’ notice. If served by mail, an additional five calendar days must be added to the notice period.

California Tenant Protection Act (AB 1482):: This law limits annual rent increases. If a property is covered, landlords must include specific disclosure language in rent increase notices and lease agreements. If a property is exempt—such as most single-family homes or condominiums—it must meet exemption criteria and include written disclosure to tenants. Refer to California Civil Code §§ 1946.2 and 1947.12 for full requirements. Note: For AB 1482-covered properties, annual rent increases are capped at 5% plus the local CPI, or 10%, whichever is lower.
